Surveys
David Edwards Associates carry out comprehensive building surveys of residential and commercial property throughout Herefordshire, Worcestershire, Gloucestershire and the Welsh Borders. A survey provides an unbiased view of the overall condition of the property and will advise on renovation, reconstructions, extensions or change of use. David Edwards will also prepare schedules of condition and give advice on dilapidations.
Why have a survey?
Buying a house for most of us is the largest financial commitment we will make and, therefore, it is imperative to know what we are buying. Without prior knowledge, discovering that there is a structural fault with your home, woodworm, dry rot, settlement or rising damp could prove to be an expensive mistake. This does not just apply to older houses. Building construction in England was very poor for a period in the 1960's and 1970's and dwellings built during that period can often be seriously defective. The cost of a survey is only a small part of the total cost of purchasing a dwelling. The survey will highlight the defects and repairs that are required to a dwelling, including the time scale they may have to be carried out in i.e. some repairs may be immediate, some may be deferred for a number of years. Knowledge of the defects and the cost of repairing them could mean that you can usually re-negotiate the price of the dwelling which will more than pay for the survey.
Different types of survey
Full building surveyMost properties need a full building survey which reports on the construction of the roof claddings and structure, chimneys, rainwater goods, walls, windows and external joinery. Internal walls, plasterwork, ceilings, floors and services such as central heating and electrical system. Outbuildings can be included in the survey on request. The drainage system is also inspected. If further investigations are required (e.g. a CCTV survey of the drains), these will be recommended.
The service installations may need to be tested separately in which case this will be recommended. A valuation of the property can also be provided if required. |
Home buyers reportA Home Buyers report is a shorter form of survey but covers all the same aspects. It is only suitable for buildings that were constructed since the 1930's and not for older properties.
Cost of the surveyThe fee will be based upon the size and type of property and its age.

Before the survey
You can email David Edwards a list of your particular concerns regarding the property or describe by email or on the phone any alterations or extensions that you wish to make. David will look at the property with those things in mind and will report on them.
After the survey
You can email or phone David Edwards to discuss the report. David is happy to give advice and recommendations. He will explain or expand on any aspects of the report that you wish and will act as a sounding board for your concerns.
